DHPOA Dues Collected Spent On What

DHPOA has spent the monies collected from folks that are paying dues for their attorney. To go after people not paying them. I personally received two letters, and one was sent out to allegedly discredit DHHOA (me) on 10-28-16 . The DHPOA president filed 9 policies setting rules and regulations, enforcement’s, reserve study, to their advantage.

First

Quote from DHPOA Policy Regarding Reserve Study:

NOW, THEREFORE, IT IS RESOLVED that the Board of Directors does hereby adopt the following policy regarding reserves:

1.     Insofar as the Association has no obligation to maintain, repair, replace or improve any improvements within the community. Therefore, there is no need for the Association to obtain a reserve study.          Signed by David Rusterholtz

Secondly

DHPOA website had their By-Laws under construction in 2016. On June 23 2017, DHPOA  filed their new “By Laws” without the majority consent of members who own here in the Druid Hills according to the laws governing all associations. A misconduct on their part. Since their By-Laws suggested revision in11-23-08. Stated, they could not be amended unless the majority of members votes to amend them. Still they have changed their by-laws. Also changed the wording from ‘may not’ to ‘they may change them’ voting with only the members on the board. That’s how they raised the dues from 25 dollars to 75 dollars.  According to the tape recording on the 2015 annual meeting only the DHPOA members and their wives were voting.  Do you want a select few governing us, when we find out after the fact about what they have done.

Thirdly

For those of you paying dues to the DHPOA when many others are not, thanks for supporting the DHPOA to come after others. They have no right to collect dues unless you volunteer to do so. And their By-Laws state that only one due is required regardless of how many lots you own. Those of you with more than one parcel, being asked by the DHPOA to pay dues for each lot. The DHPOA is ripping you off!

Despite the fact that the Property Owner’s Association of Druid Hills in Florissant Colorado has a long history of not disclosing financials, and frequently turning down resident’s requests for documentation of where their money is being spent. They still have a legal obligation to do so. Below is a video showing an example of what can happen during meetings when residents start asking “too many questions”.  There was an outbreak similar to this with the Property Owner’s Association here in Druid Hills in the not-to-distant past. It is imperative that we do not allow this to get THIS out of control. We, the home owners, have the power to prevent this type of take over.  You have a right to know how and where your money is being spent.

Whether you are a paying or NON paying member of the Druid Hill’s Property Owner’s Association, you owe it to yourself to go to their meetings and ask questions. It’s your right, not as an “instigator of trouble”, but as a homeowner with vested interest in this subdivision to know what is going on as it directly impacts the reputation of our subdivision and protects our rights as home owners and the future of our investment.

Do we really need things to get this bad before we get the answers we legally deserve?
